The house is specifically designed for a small modern family. It is composed of a 560 sq.m private land and 500 sq. m usable internal space. Even though the usable space of the land is limited, the client wanted a modern house with sun shades and rain protections as well as a large greenery area to enjoy. After numerous hours of design planning and meetings, the architect proposed cantilevering practically half of the house over the ground floor area. This would liberate more space in the garden while following the regulations.  The house is designed in L shape to enhance the usable space and green area. One side of the wall of the house is designed close to an adjacent plot of land to maximize the green space.  The bathrooms, service areas, storages and staircases are designed as buffer zones to absorb the heat and provide more privacy for the main private space on the north. Most of glass walls are also in the north of the house in order to receive natural sunlight since the northern sunlight is the least intense in Thailand. In addition, 50 percent of the land is an open space for gardening that can be visible from every angle. The swimming pool is positioned in parallel with the building to draw cool air into the house. The architect’s main concerns are to keep the building cool during daytime and provide cross-ventilation from opposing windows for every room. The layout not only satisfies the client’s need, but also provides a natural ventilation and generous outdoor area compared with that of a small plot with similar surrounding properties. A staircase enclosed in a glass box is floating over this underlying front garden as a main feature for the entrance. Save this picture!© Piyawut SrisakulThe main living space is located in the center as the floating pavilion where the family can enjoy the outdoor garden and swimming pool.  The living space directly connects to the terrace, the garden and the swimming pool with double -height folding windows that facilitate the fusion of spaces. The approach of situating a swimming pool in the back of the house produces a space that is diverse and suitable to various activities. Save this picture!© Piyawut SrisakulThe master bedroom upstairs is entirely cantilevered over the whole length of front foyer. It is designed in a cubic shape to create feature architectural element. The design does not only enhance the aesthetic element but also provide shading to the residence in the same fashion as a traditional Thai house. To incorporate a modern feeling to the house design, the architect installed customized Silver Aluminum Extrusion Strip vertically on the wall of the master bedroom and master bathroom. At the end of January 2018, 902 were on the rheumatology outpatient waiting list, a 33 per cent increase on January 2017.CEO of Arthritis Ireland Gráinne O’Leary said, “JIA is a long-term autoimmune disease that affects children and young people at a time when life should be an adventure. Our children and young people need and deserve to receive prompt, timely access to care, diagnosis and clinical assessment.“The way to address this is through the implementation of the national model of care for paediatric rheumatology. Despite being approved in June 2016, progress has been painfully slow in delivering upon its recommendations. With every delay and inaction, our children’s lives are impacted.”The model of care recommends the minimum requirements for a specialist team delivering paediatric rheumatology care should include six consultants, but there are currently 2 full time equivalent consultant paediatric rheumatologist posts in Ireland.Arthritis Ireland is asking people to sign a petition on their website calling on the Minister for Health to implement the model of care for paediatric rheumatology.Further information see www.juvenilearthritis.ie and www.arthritisireland.ie.More about health here. Intercollegiate Hockey League championships on Friday night, as they jumped out to a three-goal first period lead en route to a 6-1 victory over Trinity Western University. The win puts the Saints up 1-0 in the best-of-three series with a chance to capture the 2014 BCIHL championship with a similar result in Game 2 on Saturday.Faceoff is set for 7:30 p.m. at the Castlegar Rec Complex. Selkirk knew heading into the series that one of the keys to success would be solving Spartans’ star netminder Silas Matthys. And they wasted little time in that department, as Thomas Hardy, Stefan Virtanen and Beau Taylor all struck for goals over the course of a 16-shot first period. TWU gained some ground in the second when Grange Gordon pushed home a rebound from a Trevor Beaupre shot, but Darnell Dyck quickly restored the Saints’ three-goal cushion just 1:17 later when he picked the pocket of a Spartans defender and beat Matthys on a breakaway. Taylor’s second of the night off a scramble in the visitors’ crease pushed the Selkirk lead to four after two periods. The Spartans had opportunities to close the gap in a back-and-forth third period, including a J.P Villeneuve penalty shot attempt that was sent wide of Saints starter Chris Hurry. And Taylor dashed any hopes of a comeback when he netted his third of the night on a power-play with 4:31 remaining. “It was very important to get off to a great start tonight and put TWU in a position where they had to play catch-up,” says Saints head coach Jeff Dubois. “On top of that, we had gone through a bit of a funk in February and at the start of this month where we weren’t executing at our highest level offensively and tonight we really put that in the rearview mirror. We knew coming in that we had to make it tough on Matthys to see pucks and put ourselves in a spot to capitalize on second chances around their net. The guys were focused and locked in, and we got the results we deserved.” Hurry picked up the win with a 24-save performance, while Matthys allowed six goals on 45 shots in the loss. “Chris had a quiet first period and then had to make some big saves in the second when things were tight and another goal against could have really changed the complexion of the game,” says Dubois.”He’s been a rock for us all season and he answered the challenge again tonight.” Taylor finished the night with four points after assisting on Hardy’s goal in the first period. first_img7 April 2003Working relations between the country’s media houses, political reporters and government is expected to improve following the launch of the Presidential Press Corps in Pretoria on Friday.President Thabo Mbeki and the chairman of the South African National Editors Forum (Sanef) Mathatha Tsedu formally inaugurated the corps.The move follows the Sun City talks in 2001 between government and Sanef, where it was agreed to improve information-sharing between the Presidency and journalists.Speaking to reporters at the ceremony, which was attended by several ministers, editors and leading reporters, Mbeki committed the government to make information available, adding that there should be a level of trust around sensitive issues such as off-the-record briefings and embargoes.Mbeki added that government was not against criticism from the media, but stressed that it was equally important for journalists to understand government policies and issues so as to analyse and report fairly and accurately.Government Communication and Information System chief executive Joel Netshitenzhe said the move would not exclude journalists who are not part of the press corps. “This is in addition to current arrangements, not a substitution,” he said.Netshitenzhe added that journalists would still interact with government through the usual ministerial and departmental briefings and press conferences.Source: BuaNewslast_img read more

After all, it costs Netflix 20 times as much to send a DVD round trip than it does to stream a single movie. According to Digital Society, Netflix spends $700 million a year on postage alone, a number that can only drop as it drives business toward streaming-only content.Yesterday, we spoke with Netflix VP of communications Steve Swasey and he assured us that the plan for the company in moving forward was to focus on streaming content, not DVDs.“We’re spending more on streaming content than on DVD,” said Swasey. “As we add more countries, they will be streaming only. We simplified the process for streaming by taking away one process that not many people used.”Swasey said that the company had been very clear that any overseas offerings would come in the form of streaming-only, just as it had launched in Canada.Of course, content providers are not unaware. The Hollywood Reporter offers the example of Starz, which struck a deal with Netflix a couple years ago for $30 million a year when many other providers wouldn’t. That deal is coming up for renewal and now estimates are that the deal could cost Netflix anywhere from $100 million to $300 million. If we don’t, then the service doesn’t have everything, and that’s OK too.”While the economics of the entire situation may be fluctuating, as is Netflix’s entire business model, know one thing for certain – if you’re on the physical DVD end of the relationship, you’re costing Netflix money and you’ll likely be losing more and more in the way of features as time goes on. We’ll have to see if Netflix can strike a balance or if DVDs really are the antiquated, expensive past for Netflix, while streaming is its sole future. first_imgNew Delhi: Punjab National Bank (PNB) on Saturday said a board meeting will be held soon to consider amalgamation of Oriental Bank of Commerce and United Bank of India with itself. The bank has received a communication from the Ministry of Finance that the Alternative Mechanism (AM), after consultation with Reserve Bank of India (RBI), has decided that Punjab National Bank, Oriental Bank of Commerce (OBC) and United Bank of India may consider amalgamation, it said in a regulatory filing. “Accordingly, a meeting of board of directors to consider the amalgamation will be convened by the bank shortly,” PNB said. Mexico A leftwing firebrand cools the rhetoric and embraces NAFTA

first_imgMEXICO CITY – While the countries re-negotiating the North American Free Trade Agreement huddled quietly in a Mexico City hotel last week, a neighbourhood away a noisy political event unfolded that could affect the agreement’s fate.A boisterous throng of 10,000 gathered a few blocks away to approve the platform for the left-wing nationalist political party currently leading the polls for Mexico’s July presidential election.That very election has prompted insiders to declare a sense of urgency in competing NAFTA talks — before Mexico’s voters potentially hand the presidency to a left-wing anti-establishment party whose leader famously held anti-NAFTA views.That candidate is Andres Manuel Lopez Obrador — a household name here, known universally by the acronym AMLO. He’s also a former two-time presidential candidate and ex-mayor of Mexico City, and currently leads numerous polls, suggesting he could be elected in a few months.His party is trying to cool that firebrand reputation.The platform itself contains a dollop of centre-left, belt-tightening economics a la Bill Clinton and Jean Chretien: it promises spending cuts and a balanced budget initially, increased social spending later in the mandate, and corporate tax cuts in a special economic zone near the U.S. border to make businesses competitive there.It offers qualified support for NAFTA, calling it a guarantor of stability that could use improvements, particularly for peasant farmers in Mexico’s south. It also argues that the talks should happen under Mexico’s next government, because the current one led by Enrique Pena Nieto lacks the popularity and legitimacy to negotiate on Mexico’s behalf.The man who presented the platform is a wealthy industrialist. Alfonso Romo was once skeptical of Lopez Obrador, and doesn’t even belong to AMLO’s Morena party.But the morning after the platform release, speaking over breakfast in his office overlooking Mexico City, Romo explains why he came around on AMLO. He said he observed his competent and wildly popular reign as mayor of Mexico City, and also got to know him.He now bristles with indignation that anyone would dare compare AMLO to Hugo Chavez, a frequent slur levelled just this past week by former Clinton and Obama administration official Lawrence Summers.“Pure lies,” Romo says, who calls his candidate “pro-business.”“We are pro-NAFTA. We need NAFTA. We believe in a strong North America…. We are not going to raise taxes. We are going to reduce expenses. We are going to balance the budget in the fourth year.”He even rejects the populist label. Romo says that term better applies to the current and previous government of Mexico, who over the last decade allowed the national debt to balloon.He insists his firebrand friend is even more closely aligned with Canadian and American positions on NAFTA than the current U.S. government — for instance, by agreeing wholeheartedly that Mexican labour standards need toughening, as do intellectual-property rights.“We’ve been a maquiladora (cheap labour) country,” Romo said, stressing that Mexico must move up the economic value chain, rather than relying on low-wage labour to attract investment.“We don’t want to be a maquiladora country.”The party intends another confidence-bolstering exercise next month.It plans to announce its planned cabinet on Dec. 14, nearly seven months before the election, and a full year before the next government is sworn in. It will be modelled on Justin Trudeau’s half-male, half-female team.One Mexico watcher says there’s also a 50-50 chance AMLO ever gets to form that cabinet.Duncan Wood of the Mexico Institute at Washington’s Wilson Center says the odds of Morena winning this election are about even, and will depend partly on whether well-regarded technocrat Jose Antonio Meade runs for the ruling PRI, and whether he winds up having talent at retail politics.He said AMLO is pursuing dual political goals: trying to calm the business community, while at the same time pursuing the votes of poor farming communities in the south whose votes are critical to his election.His stance on NAFTA is consistent with that — he’s calling for a preservation of trade, with more help for farmers.”What’s in (that platform) is not a surprise at all,” Wood said.”He said earlier this year, and it was a shock to people, that on balance NAFTA has been good… It’s in keeping with the notion that he has moderated over the years. Because he used to be quite vehemently anti-NAFTA.”He said the one major anti-privatization policy AMLO holds dear is reversing Mexico’s energy reform of 2013. He has railed against the deal as corrupt, and insists that rooting out the rot in public contracts is one way he’ll cut costs.But Wood said AMLO has surrounded himself with pro-business policy advisers. They go beyond Romo, whose wealth stems from interests in insurance, tobacco, and manufacturing, and who sits on an advisory board of the World Bank.Romo laughed when expressing his amazement at how politely the partisan crowd received him.“I was afraid. I thought, ‘I’m speaking in front of the radicals of Mexico,’” he said. “They applauded like you cannot imagine… Businesspeople with the party of the left — what happened was historic.”But he says it’s not the first time his family has participated in an overhaul of the political order.
